Phase 1 Environmental Assessment

Each Phase 1 environmental assessment performed by SECI includes copies of the local building permit files, City Directories, Sanborn Fire Insurance Maps, historical aerial photographs and historical topographic maps and interviews with the current property owners to provide the client with the most accurate historical record of the property.
What is a Phase 1 environmental assessment?
The Phase 1 Environmental Site Assessment is a report prepared for a real estate holding that identifies potential or existing environmental contamination liabilities. This assessment is a specific study for the presence or potential presence of hazardous substances or petroleum products released into the soil and/or groundwater, as well as, into structures, which can migrate through the floor to the subsurface. This analysis, often called an ESA, typically addresses both the underlying land as well as physical improvements to the property. A proportion of contaminated sites are “Brownfield Sites.”
The Phase 1 ESA report does not include the study of building materials or building systems. The actual environmental sampling of soil, air, groundwater and/or building materials is typically not conducted during a Phase 1 Environmental Site Assessment. The Phase I ESA is generally considered the first step in the process of environmental due diligence. If a site is considered contaminated, a Phase 2 environmental site assessment may be conducted, a more detailed investigation involving chemical analysis for hazardous substances and/or petroleum hydrocarbons.
